A great (and quick) way to create wealth

Everyone wants to create wealth faster, right?
One of my favourite strategies is to add massive value and increase cashflow to a property.
You buy something run down, renovate it and use the equity and extra rental income to invest again. I got my first 15 properties in 3 years doing this.
More recently we’ve been looking at adding ‘granny flats’.
Now I know what you might be thinking – you’re no developer and you haven’t got a clue when it comes to permits, architects, town planners, builders, subcontractors and so on.
So to get around it, we’ve done our research and have been talking to a nation-wide builder who builds compact 1 and 2 bedroom granny flats in a matter of weeks.
They showed us how they get massive value for money. Plus how they take care of the councils, planners and all the details. And how they deliver high quality dwellings for a surprisingly low price which we’ve negotiated on behalf of DDP clients.
You get a fixed price contract so there are no nasty surprises, and you just pay a deposit to start, and the balance on completion.
And the best part is they’re simple and straight forward designs so they’re inexpensive to construct, easy to look after and renters love them.

So, what are some ideas for smart investors?
You can build one on an existing investment property.
You can build one on your own property to pay off your house sooner.
Or you could even go looking for properties which are ideal for this strategy, and add equity and income straight away to your next deal. This is my favourite!
