Why is 2020 the right time to invest in property?
Some of the factors that will keep the property market on an upward trend in 2020 are:
Historically low-interest rates:
- In February, it’s likely we will see another rate drop, bringing home lending rates down to an average of 2.8%. This will see more buyers get into the property market to take advantage of low interest rates.
More help from the government for first home buyers nationwide:
- The First Home Loan Deposit Scheme starts on the 1st of January 2020.
First homeowners will only need to pay a 5% deposit, with the government contributing 15% towards the deposit. Increased activity from first home buyers will see property prices continue to move up.
Easier finance terms for investors
- APRA will continue to ease lending restrictions for property investors. This will open up the market to more buyers (who were previously unable to obtain finance).
Positive cashflow opportunities in Sydney and Melbourne:
Sydney and Melbourne’s property prices are slowly increasing but have not caught up to where they were in 2016 creating unique property opportunities . Properties that were previously negative cash flow are now positive in cash flow, due to the historically low-interest rates.
In Melbourne, DDP can now obtain a new 3-bedroom home (40 minutes from Melbourne CBD) for only $350K with a $30,000 cashback.
